48k I can pay cash.  then mortgage another property that we really like.  build on the large property when values return to normal, then sell the smaller house.   and still have my own private "Bamland" hahaha.

Well got off phone with the bank today, the lowest they'll go is 62k.  Oh well, it was worth a try.  I'll have to wait for my grandfather to die (godforbid) so I can have his land.  I think the 65 acres in Canterbury would be better to wheel anyway.

Speaking of snow wheeling, anyone want to come over tomorrow to do some exploring near Marlboro?  there are some dirt roads off exit 12
