are we talking about sunday as in tomorrow the 11th? and if so, whats the stipulations on proabies partaking. im stuck 30 miles from my rig cuz of the weather,. but if i can make it back in time tomorrow, id like join in if i can.

It's canceled.  After talking with Will about where he had planned to go, they are no longer legal areas.  He hasn't been in a long time and the areas have since been closed.  On the bright side, we may have some new land available in the future.  Stay tuned for more info.  Well, it will be on the members side, but you get the idea.   ::)

i'm going saturday with a friend of mine who is a general contractor to see how bad the house really is.  i'm hoping to buy it for a dwelling also and now just land.  min.  it needs windows, a roof, doors, and siding.  paint and shit like that is what family is for lol.  the carpets have to be torn out, and then there's always the issue of firewood :)

part that's going to suck balls, is there's no garage.  spring i have to put up a fucking "barn" cuz it's taxed as farm land.  it's going to suck, but i'm glad i have a waste oil furnace sitting on my car trailer next to the two twin post rotary lifts that have to go in.  hey of you break in my year at least we'll have a full shop to repair lol

i got the hud report today.  there's no heating system to speak of.  once upon a time it was forced air, then converted to basboard.  both furnaces are disconnected.  the hot water heater is rotted through.  no gutters and no drainage in the driveway have cracked/poked holes in the stone foundation.  the yard is just overgrown. there's just icky filth everywhere.  i'm going to take alot of pics when i go sat with my contractor to look at it.  it's not terminal, but just alot of work.  for the drainage im thinking just rent a backhoe a case of beer and dig a big hole leading to the stream on the side of the driveway.  some gutters and call it a day.  the foundation seems like it can be "pieced" back together enough with cement to make it ok.  but part of the chimney needs to be re-done.  no big deal again just some motar and bricks.  but the ENTIRE 2100 sf 5 beedroom 3 bath house needs to be re-painted.  the carpets need to come out and the vinyl floor in the kitchen is worn right through.  not to mention needing apliances.  again all no big deal.  i'll just have to ride passeneger for a while until i change my name back from Tom to Paul Hanks :D  it's going to be a lot of work, but in the end all worth it. after the work is done and trails are cut i'm getting a burn permit from the town for brush, and having a campout/keg celebration.

It might be cheaper to tear down and have a modular put in.  I have a friend who did that in RI and the house is gorgeous and huge!!!!  If thats even a possability I can put you in contact with him.

as far as the chiminy goes, make sure its fixed AND cleaned before starting a fire.  I was at a chiminy fire (i'm a fire fighter) a few weeks ago that was caused by a lack of cleaning.  His whole chiminy will need to be replaced!  Not to mention the smoke damage to the walls, furniture, etc

I was thinking of tearing it down and putting up the modular home, but my wife is absolutly in love with the old farm house.  I have an appt. saturday with my contractor to come out and inspect the dwelling to see if it's really worth saving.  for heating both of the furnaces are still in the basement, and with some elbow grease they could probably be hooked back up.  i'll haev 200 amp service brought into the house and have clp hook up to the panel and take over from there. we're going to spend an entire week cleaning before the work begins.  get some stainkill in 55 gallon drums tape/mask everything and just blow the entire house white.  clean pallette for the fresh stuff.  i'll know alot better after the insp, i'll get a lot of pics also.

There's already a wood stove in the back of the house, and a fireplace in the front.  I'm thinking a big buck insert for the fireplace in the living room.  The repairs to the chimney aren't going to be too bad, it's mostly just resetting soem of the bricks with new mortar.

Haven't even bought the houe yet.  I have a figure in mind for making an offer, Saturday is when my contractor is going to inspect the house for me and let me know what all the costs are going to be.  Then hopefully Monday we can make our offer.

i spent 3 hours at town hall today.  found out all sorts of cool stuff about the house and the property.  they didnt have a plot plan because of the age of the house, but they did have surveyers drawing.  i'm installing the drives for my scanner now and i'll post up the lot stuff when i have it done just.  once i get the house i'll disclose the address so you can do a topagraphy map.

its one of thoes long, skinny lots.  I hate thoes, it's the least useful way to plot land.  Just a way for the developer to get the most houses on a street, and sell big ackerge (SP?) lots.  though 13 is nice.  I looked at  a house that had 3 acers, the lot was 50yd wide and went very deep from the street.  not useful at all, it still had neighbors like it was on 1/2 acker

house is close to the neighbor and the front of the property is 43 feet road frontage but it goes back 1800 geet almost 1/3 mile.

and i'm off to see the house.  i have the digi camera with me and i'll take pics of everything possible.  espically the land.  i'm hoping it's still like the untamed lots in the area with rocks, but the way the land is split up i'm thinking it used to be farm land and there's not many rocks left.  but i may have great stone walls throughout the property

so the house is a complete tear down.  the sill plate is shot all the way around the house, and because of such the main floor joists are cracked in half.  there's sections of where the addition was added where they sistered it in with freaking 2x4's. there's sections where the joists are just cut out for no fucking reason.  all the copper in the house has been stolen, there carpenter bees in the soffets, not to mention the field stone foundation crubling.  the drainage doesn't exsist so all the driveway water goes straight into the basement.  the septic was last inspected in 1986, so the whole septic likely has to be redone.  the well is collapsed, and now the bad items...lol.  needless to say i put in a bid for 38k.

so they were asking 95k for the house and property, and i offered them 38k for the land.  they're counter was 76 and i returned a bid for 47.  I'll know on monday.  Hopefully it will stay that low so i can pay cash for the land and build as I see fit.

48k I can pay cash.  then mortgage another property that we really like.  build on the large property when values return to normal, then sell the smaller house.   and still have my own private "Bamland" hahaha.

Well got off phone with the bank today, the lowest they'll go is 62k.  Oh well, it was worth a try.  I'll have to wait for my grandfather to die (godforbid) so I can have his land.  I think the 65 acres in Canterbury would be better to wheel anyway.
